As a professional real estate photographer with over 10 years of experience, my focus is on showcasing properties in their best light while maintaining realistic expectations for potential buyers. My background studying Fine Art Photography at the Massachusetts College of Art and Design in Boston, as well as my experience in the NYC area for the past decade, has allowed me to master the art of photographing interiors and exteriors of single family homes and condominiums. Professional photographs can make the difference between a “glance over” listing to a “must see” listing. Properties with outstanding photographs are more appealing to prospective buyers, listing positions are better, click-through rates are higher and properties sell faster.

Typical Photo Shoot: 20 - 40 photos (approx 1 - 2 hours) 

Upon arrival, I will do an initial walkthrough and create a shot list with you. I will shoot what images are needed to showcase the property. I do not overshoot; I take extra care with set up, lighting and editing. At the end of the appointment, we will go through the images together to ensure your satisfaction. If a specific number of photos is needed, these requirements need to be discussed prior to the appointment.

• Appointments available Monday through Friday; Saturday or Sunday appointments available for an additional $200 fee

• Property must be photo ready and will be photographed as-is. All cleaning, decluttering, and styling must be completed prior to arrival.  As an additional service, I would love to help style, stage or prep your home/listing. Please contact me to discuss options.

• Property not Photo Ready/Accessible = cost of full shoot

• Travel/Service Area: City of Atlanta, request a quote for further distance

• Exterior reshoot: $100 due to season, weather, property refresh

• 24 hour no charge cancellation policy. Last minute cancellations subject to a $100 fee. One cancellation fee waived per calendar year.
  

Turnaround Time / File Delivery:

36 - 48 hours - sometimes faster. A specific window of time to expect photo delivery will be discussed at the time of shoot. If rush processing is needed (additional $75 fee) it must be agreed upon when booking. High-Res images for print/media and Low-Res images for MLS will be delivered via dropbox.

Editing:

I personally edit all my photographs to ensure top quality images. My standard editing includes exposure, contrast, color adjustment, etc. I will remove lamp cords or small objects that I may have missed when prepping the property for photographing. Complex editing or retouching is not included in my standard pricing and is available on a case-by-case scenario. Please note: I will not remove any permanent fixtures or misrepresent the property in any way.

Lighting:

I utilize a mix of off camera flash, natural light and image layering. I believe this method produces the most accurate and most attractive representation of the property.

Payment:

Payment is due at or before your appointment time. I accept cash, checks, or direct transfer using Venmo. Photos will not be available until your full payment is received.

Licensing 

The license is for a single use, such as listing and marketing a home for sale, up to one year.
